Flame Health Dentistry - Lead Principal Dentist Job - Lincolnshire:

We are currently looking for an Associate Dentist to buy this dental practice based in North Lincolnshire. The practice is wholly private (fee per item), with the fees earned in the twelve months to 31 December 2007 being £447,158. The practice comes complete with freehold, with the valuation of the building being £265,000 and the company / good will being £310,000. The total sale price is therefore £575,000.

The practice was opened in August 2006 and has quickly established itself, being incorporated in January 2007. The gross fees earned per Full Time Equivalent dentist and the fees earned per fully equipped surgery are well above the averages for all practice types. The net profit is about average for a private practice at present, as a lot has been spent on marketing and advertising and also on some of the equipment, which is leased.

The sole director and shareholder of the company qualified in Poland in 2000 and has been registered with the GDC since October 2004. There are no capitation schemes and the whole of the income is Private Fee Per Item.

The practice offers its patients 0% finance through Braemar Finance to cover treatment costs. We understand that the practice building is not owned by the company, but it is owned independently, by the director. This is included in the total sale price, and is currently leased to the company. We understand that the practice has two fully equipped surgeries and these are equipped to a high standard with modern equipment. Most of the equipment is subject to operating leases. In addition to the surgeries, the practice has a toilet with disabled access, a staff room and a waiting room/reception area. There is a two bedroom flat above the surgeries, with planning permission gained to convert and join the out buildings to create further space for living or additional surgeries.

The practice has 3 dedicated parking spaces, one of which is for disabled use and there is ample free parking near to the practice premises. The location of the practice is near the town centre and is next to a busy crossroads of two major A-roads, making it very well noticed by the public. We understand that there is only one other dental practice in the town itself and this is an NHS practice that is currently closed due to repairs. In the surrounding towns there are 3 NHS practices and one private practice.

In addition there are currently two hygienists (one of whom only started in March 2008) at the practice covering two to three sessions a week between them. The principal dentist usually works 4½ days a week at the practice. The practice has potential for growth and has clearly demonstrated in it fee growth since opening in August 2006 that there is a local market for private dentistry.

The valuations have been made totally independently of Flame Health, through two specialist companies. The building has been valued by a local commercial / residential valuer, the company and good will has been valued through a specialist dental accountancy firm.
