Flame Health Dentistry - Dental Practice Sale - South Devon Area

We bring to the market this 2 suregery mixed practice, that has been established for 25 years. The practice is being sold with a leasehold agreement (£1100 a month, paid quarterly), with the right to buy the property in 2012. 

The asking price for Goodwill, fixtures and fittings is £215,000.  The practice has a reception area and waiting room, with three toilets. The central sterilisation area will be completed before 31th of March, compliant with new guidelines. There is a large storage room and separate X-ray room. The current partners do 2.5 days/week and 1day/week, and a receptive to remain at the practice if required.

The previous owner does 0.5 day/week with an NHS orthodontics contract, that may get a larger contract soon. There is a hygienist (1 day/week), 2 dental nurses and 1 receptionist, along with the Orthodontist they are happy to remain working at the practice.

The practice situated within a nice end terrace grade 2 listed building covering 3 floors. The lease is negotiable, with 12.5 years left. A buying option for the building in 2012 will be based on market price. Additional basement space is now being leased by a separate company, along with substantial space to develop more treatment rooms, gives the practice plenty of room to expand if required. The practice has a prime locationin in an affluent residential area of the town and also benefits from bordering on the town centre.

• 500 active private patients (they cleared the list last month) 
• NHS contract worth £37k per annum.
• Both UDA (children) and UOAs.
• All NHS work is carried out on Wednesdays only, leaving the practice for private patients only, on the other days
• Dpas administer a practice plan with over 60 patients since the launch in Nov 2009
• Denplan patients are declining with a move to the practice plan 
• There is an agreement with two surrounding practices to cover emergencies 
• Costs incurred for maintaining the building are split with the business in the basement with the practice paying for two thirds. Recently this has included new roof, flat roof and windows.
• A considerable amount has been invested in the image and marketing of the practice
• Complete makeover in the last year with money spent on the new website
• Increasing patient numbers each month
• Parking is either on street or in the car park 200 yards up the hill or 100 yards on the main street

The practice is currently referred patients for specialist TMD treatment with Cadiax analysis. (CADIAX Diagnostic is not included.) A new compressor is installed, maintenance is up to date on all equipment and a washer disinfector has been purchased for the new Decontamination Room. Costs to complete the room are in the region of £6.5k. Fire risks completed and passed HTM 01-05 Essential Practice.
